Plumber Buchanan

Plumber Buchanan jobs are shaped by storm water: large roofs and big sheds on acreage blocks shed rain into paddock drains and farm dams instead of a kerb and gutter. Buchanan sits beside Cliftleigh, and Cliftleigh Plumbing Co covers it on the same run, setting a price for hot water, drain, gas and after-hours work before it starts.

Acreage Country With Two Plumbing Generations

Where three towns meet

Buchanan sits where the roads to Maitland, Kurri Kurri and Edgeworth come together, and about half of it is still bush. A cluster of newer prestige homes stands on streets named after golf courses, branching off Buchanan Road. The last census counted 212 residents in 70 dwellings, every one a separate house, and area-level figures record 410 dwelling approvals over five years.

Newer homes, early wear

The more recent executive houses came with volume-builder fit-outs, and their braided hoses and plastic valves can give out sooner than expected. A home with several bathrooms simply has more of those joins to fail.

Reactive clay and creek country

The ground is reactive clay that moves between wet and dry seasons, and in a storm the run-off heads fast down the gullies, east to Buttai and north to the Louth Park flats. Yards on the low side can take that water before the drains do.

Tank water on most blocks

Mains water reaches only some frontages, so many homes rely on rainwater tanks and pumps. A pressure problem on an acreage block can start at the tank or pump as easily as in the pipes.

The process is the same on an acreage block as in town: the plumber looks at the fault, you get a fixed price, and the work starts once you agree.

Questions From the Blocks

Do you look after the aerated treatment units on acreage blocks?

Looking after the treatment unit itself is not our work; a licensed wastewater technician does that. Our side is the plumbing around it: the drains from the house, the pipe running out to the unit, and any blockage between the two.

Can you still reach us when a storm floods the low roads?

Storm water gathers fast in the low gullies here, so give us your road when you ring. The plumber works out a safe way in before leaving, and the price for the job is agreed when they arrive.
